Occupancy Inspections

An occupancy inspection includes photos and a description of the property, letting our client know whether a property is occupied by the mortgagee, a tenant or abandoned.

Securing

Locks are changed according to lender requirements or by abiding by regulations set forth by the client.

• Including but not limited to:
• Door knobs and/or deadbolts
• Padlocks
• Slider window and door locks
• Slide bolts and/or hasps
• Lock boxes secure keys to the property to allow third party access.
• Board-ups are completed to secure windows, doors, and entry ways.

REO Clean Outs/Trash Outs/Debris Removal 

• Personal property -removal and storage for 30 day upon request.
• Debris – counted in CYDs photographed and removed, based on clients specifications.
• Car removal – cars are removed based on the clients instructions

General Cleaning/Janitorial 

• Services include vacuuming, sweeping, mopping, cleaning and sanitizing of items needing to be cleaned. Before and after photos are provided

Lawn Maintenance/Landscaping 

• Initial lawn services will be provided based on requirements set by client.
• Reoccurring services that may be required are provided one to two times per month.
• Shrub trimming

Swimming Pool Initial Service 

• Pool drain – based on clients requirements
• Acid Wash
• Clean and refill
• Chemicals as requested by client

Repair Services

•  All minor repairs are handled by our licensed and insured Handyman
• Major repairs are contracted out to one of our licensed general contractor partners.

Pool Board Ups
No problem our contractors are experienced in HUD spec board ups and modified board ups to secure pools.

We are also experienced in the instalation of the new  100% polypropylene mesh pool covers .  These consist of a  ”barrel”   which is secured into the deck and a threaded “pop-up” center insert. The top of   the insert has an area directly above  the threads that accepts the circular end  of the retaining/tensioning springs.
